Reservations may be made online anytime or with a vacation specialist, 7 days a week from 8:30 AM until 5:30 PM by phone or text to 800-635-1559 or using Live Chat on our website. You can also email Info@beachrealtync.com to reach one of our Guest Services Representatives.
Rental Rates & Fees
- Online rates are for 7, 14, 21 or 28 nights. Quotes for less than 7 nights (3-night minimum) or more than 28 nights may be available upon request. Please see partial weeks and long term stays for more information.
- Housekeeping is conducted prior to arrival and post-departure at no additional cost to you. If you do not follow check-out procedures and/or leave the home in poor condition, you may be charged for additional cleaning.
- A processing fee is required for all reservations. The processing fee is an administration fee which includes accidental damage coverage during your stay.
- You are automatically covered for a limited amount of accidental damage. You are required to report damages to your check-in office or else you may be held accountable.
- Tax is 12.75%.
Specials/Discounts
Some vacation rentals offer discounts such as rate reductions (specials), military discounts, senior citizen discounts and repeat renter discounts. Discounts and/or specials cannot be combined with any other discount and/or special and are subject to appropriate proof/documentation. ALL DISCOUNTS MUST BE REQUESTED AT THE TIME OF BOOKING OR ELSE THEY WILL NOT BE APPLIED. DOCUMENTATION (if applicable) MUST BE PROVIDED WITHIN 72 HOURS. DISCOUNTS LISTED BELOW ARE ONLY VALID ON DIRECT BOOKINGS THROUGH BEACH REALTY NC.
Rental Specials: Vacation rentals may offer rate reductions for specified available weeks. Specials may be a limited time offer and cannot be combined with other discounts or specials. Specials are noted on the property page in the specials tab or can be viewed by week on our Specials page.
Military Discounts: Some homes offer Military Discounts for active duty Military and Veterans. Military ID required. Most discounts are only applicable to off-season weeks, however, some homes offer these discounts year-round. The discount amount varies per home. Please view property amenities for the specified discount amount (if applicable). The service member must be the leaseholder of the reservation.

Senior Citizen Discounts: Some homes offer Senior Citizen Discounts for those who are 65 and older. Proof of age required. Most discounts are only applicable to off-season weeks, however, some homes offer these discounts year-round. The discount amount varies per home. Please view property amenities for the specified discount amount (if applicable). The senior citizen must be the leaseholder of the reservation.

Repeat Renter Discounts: Some homes offer Repeat Renter Discounts for those who have stayed in the same rental home for consecutive years in a row. Most discounts are only applicable to off-season weeks, however, some homes offer these discounts year-round. The discount amount varies per home. Please view property amenities for the specified discount amount (if applicable).
Partial Weeks, Mini-Vacations
Partial weeks are limited to a minimum of three (3) nights and are only available for certain homes advertising "Partial Weeks" (Searchable from our Advanced Search page). During our in-season (Memorial Day-Labor Day) and Holiday weeks, partial week reservations can be arranged only on the last minute basis, on the Monday prior to arrival. In the off-season, partial weeks may be arranged 30 days prior to arrival (with the exception of Holiday weeks). Partial week nightly rates can be quoted and reserved online as soon as it is available for booking.

Minimum Age Requirement
Beach Realty / Kitty Hawk Rentals rents to family groups only. The leaseholder must be at least 24 years of age.
Multiple Week Stays
For two and three week stays, you are entitled to a complimentary, optional weekly cleaning that can be arranged at your request. Linens, if provided, are delivered on a per booking basis. Mid-stay, fresh linens can be arranged for an additional fee - inquire for details. Please contact us to request mid-stay cleaning and/or linens for your multi-week stay.
Confirming your reservation
Signing your lease, initial & final payments
After you have made your reservation, you will receive an electronic Vacation Rental Agreement (VRA) to the email address provided at the time of booking. You must electronically sign and submit your VRA within 24 hours to confirm your reservation. Your initial payment is also due at the time of booking. Initial payment is equal to one half of the rental amount plus processing fee, travel insurance premium (if applicable) and other optional purchases such as early check-in. All guests are required to provide a credit card at the time of booking regardless of their preferred payment method. Beach Realty / Kitty Hawk Rentals accepts Visa, MasterCard, and Discover. We do not accept American Express. We also accept personal checks. All payments must be made in U.S. Funds, drawn on a US Bank.
Final payment (rent balance including taxes and linen/pet fees (if applicable)) is due 30 days prior to arrival. For your convenience, we will automatically schedule your final payment on its due date using the primary credit card on file. You will receive two reminders prior to payment processing, 7 days & 1 day prior, and you will have the ability to update your primary credit card. If you prefer to make alternate payment arrangements, please discuss with a Vacation Specialist and/or Property Manager.
Reservations made within 30 days prior to arrival date must be PAID IN FULL upon confirmation of your reservation.
Payment Options
For your convenience, guests are automatically enrolled in automated payments. Guests will receive payment reminder emails prior to payment processing with the option to update their preferred method of payment. We accept Visa, MasterCard, and Discover. If multiple parties are making payments towards a single reservation, please let us know upon booking. A credit card authorization form will be required and a photo ID for payments made by anyone other than the leaseholder. Prior to the payment due date, each party will need to call or make an online payment below. Our offices are open from 9:00 am to 5:00 pm daily.

Taxes
Charges for state sales tax and local lodging tax are calculated on the basis of the gross rent amount. Current tax rate is 12.75% (state & vacation tax). These taxes are due with the balance of your rent, (tax rate subject to change). The tax is also charged for all rental items.
Travel Insurance
Beach Realty recommends all travelers purchase travel insurance; however, it is optional. Travel insurance can cover you in the event of a mandatory evacuation, death in the family, medical expenses, and more. Guests are required to accept or decline travel insurance on their Vacation Rental agreement due to North Carolina law. Learn more about travel insurance below.
Rental Options:
- Early Check-In: A limited number of pre-arranged check in's by 1:00pm can be accommodated for an additional fee in select properties of six or less bedrooms. Please request this at time of booking or on your Vacation Rental Agreement. A Vacation Specialist will confirm availability and notify you if early check-in can or cannot be accommodated for your stay. Please know that early check-in requests cannot be accommodated within 14 days of arrival.
- Guest Linen Option: If a vacation rental does not include linens, the Guest Linen Option will be displayed as a line item at booking (pricing varies per home). Guests will may opt to purchase or decline the guest linen option on their vacation rental agreement. If you decline the guest linen option, you will be responsible for bringing linens for your vacation. The guest linen option includes sheets and pillow cases for all beds, towel sets (bath towel, hand towel and washcloth) for the occupancy of the home, bath mats for each full bathroom and two kitchen towels. Additional towel sets may be rented for $7/towel set.
Cancellations
In cases of cancellation, the cancellation must be in writing. In order to advertise the property available for re-rent, the rental amount must be paid in full. No refund of rents will be made until the canceled period is re-rented and confirmed. If the canceled period cannot be re-rented, no money will be returned. If the canceled period is re-rented, any rent monies paid will be refunded to you, less a $100 cancellation fee and our non-refundable processing fee, plus any insurance fees paid.

ARRIVAL & DURING YOUR STAY
Check-In
All of our properties are equipped with keyless entry. Therefore you will not need to check in at the office, instead you will be notified via text when your property is ready for check-in. Your keyless entry code will be emailed to you three days prior to your arrival in the Express Check-in Information email and is also available on our mobile app. The Express Check-in Information email will also confirm the primary mobile number we have on file. If the mobile number is incorrect, please contact us prior to arrival to update. Check-In begins as soon as the property has been cleaned, inspected, and deemed ready for occupancy between 4:00 pm and 6:00 pm. We make every attempt to have all properties ready by 4pm, however we reserve the right to delay check-in until 6pm in order to perform maintenance or special cleaning on your Outer Banks rental.
If you arrive early, please do not go to the property as this will delay the preparations for your arrival. You may text us at 800-635-1559 and a vacation specialist will check the status of your property. If your vacation rental is ready, we'll get you off to an early start for your beach vacation.
Early Check-In
If early check-in has been confirmed and paid, your home will be ready by 1pm. Your keyless entry code will have a pound sign/hashtag preceding the digits.
Late Arrivals
Late arrivals are not uncommon. If you will be arriving after 6 pm, please let us know as this is very helpful for scheduling purposes.
Communication During Occupancy
Communication throughout your stay will primarily be via text (800-635-1559) and our guest mobile app. It is very important that we have the leaseholder's preferred mobile number on file prior to arrival. We will notify the leaseholder via text when the home is ready for check-in. You can use text messaging to report items during your stay or use the provided Fix it form in our guest mobile app. For after hours emergencies, please call our after hours emergency line 252-599-7199.
Check-out
Departure time is before 10 am on the departure date of your reservation. You are responsible for such items as placing all debris in outside containers, wash and put away all dishes, removal of excessive sand from floors and bath fixtures, decks and poolside (if applicable), trash-free & tidy, bath linens (if applicable) piled near entry door on lowest level. Leave bed linens on the beds. If you have any unopened, non-perishable items you would like to donate to the local food pantry, our office will have bins for you to drop off those items. Please know that you may be charged for additional cleaning if check-out procedures are not followed and/or the property is left in poor condition.
Advance Reservations
We are happy to offer our guests who stay with us this year the first option to reserve the same home for next year (subject to availability) for the same corresponding week (not dates) as this year. For many of our homes, you will be able to confirm your reservation with an initial deposit of 25% and a signed lease within 72 hours. The Vacation Rental Agreement will reflect advance rent payment amounts and due date. If payment is not received by the due date, the reservation will be canceled (Beach Realty will not be held responsible for any postal service errors).
If a current guest does not request to reserve their vacation home (for next year) prior to check-out, the availability will be open to the public the next day. We confirm reservations 51 weeks in advance.
Your Duties as a Guest in our Rental Homes
You agree that subject property will not be used or occupied by more than the maximum allowable number of occupants set forth in our vacation rental agreement; two individuals per bedroom unless otherwise advertised. You shall care for the property as if it were your own, and to leave it undamaged, clean and keep conditions safe throughout your tenancy. All trash should be removed from inside the cottage and disposed of in the unit’s trash containers outside the Unit. You shall not deliberately destroy, deface, damage, or remove any part of the property or render inoperable the smoke detector provided by the landlord or knowingly permit any person to do so. You agree to reimburse the agent and/or owner the amount of all damages. The property shall not be used for any commercial purpose or for any activity or purpose that is in violation of any regulation or other requirement of any governmental authority having jurisdiction over the property. You agree to abide by the building’s rules and regulations. All equipment in the unit should be in good working order. Please report any inoperative equipment to our office promptly. We will make every reasonable effort to have repairs made as soon as possible, however, there are limited service contractors in our area. YOU SHALL NOT BE ENTITLED TO ANY REFUND FOR INOPERATIVE APPLIANCES, AIR CONDITIONERS, HOT TUBS, SWIMMING POOLS, ETC.
We understand you came to the beach to have a good time, but please be considerate of your neighbors during your stay. Although you may wish to stay up all night to watch the sunrise they may not wish to share the experience with you. Please be aware of the noise and trash generated by your family or party members.
Damage
Accidental Damage: By reserving your vacation home with Beach Realty & Construction / Kitty Hawk Rentals, you are automatically covered for a limited amount of accidental damage included in your rent payment. The damage must be reported to your check-in office as soon as possible. If the damage is not reported, then you assume financial liability. Pet damage is always the responsibility of the leaseholder and is never covered under accidental damage. If accidental damage occurs during your stay, please use the link below to complete an accidental damage form:
Intentional/Other Damage: All breakage and cottage damage during your occupancy must be reported to your check-in office. Tenants are responsible for and are expected to assume liability for any damage to the cottage and its contents, other than normal wear and tear, during their occupancy. Vacation homes will be inspected carefully after your departure. Pet damage is always the responsibility of the leaseholder.

Beach Access Information
Your vacation to the Outer Banks wouldn't be complete without visiting the beach. There are over 200 miles of pristine, white, sandy beaches on the Outer Banks.
Beach Nourishment
Beach nourishment is the process of pumping sand onto an eroding shoreline to widen the existing beach. Sources of sand may include a nearby sandbar, a dredged source such as an inlet or waterway, or an offshore borrow site along the ocean floor. The widened shoreline provides increased defense from coastal storms and beach erosion protecting property, communities and infrastructure located along the shoreline. Fireworks
Fireworks that make sound or fly are illegal in North Carolina. All town ordinances prohibit fireworks on the beach and at rental homes. Since fireworks are an illegal activity, expedited eviction will be filed if our office is notified by local law enforcement that a complaint has been made against the leaseholder or any party on the premises of any Beach Realty vacation rental.
Location Definitions
OCEANFRONT
With oceanfront property, there are no intervening homes or lots between the home and the ocean. Distance from the property to the Atlantic will differ from home to home. Some houses will offer better views of the serene, windswept dunes and others, the waves of the Atlantic, so ocean view is not guaranteed.
SEMI-OCEANFRONT
Homes with only one lot, house, or unit between the property and ocean, are semi-oceanfront. This type of property may still offer breathtaking views. Some areas may have a road to cross to get to the ocean; however, only one property is between it and the ocean. Distance to the sandy beaches and ocean may vary and ocean view cannot be guaranteed.

OCEANSIDE
Oceanside - When there are two or more houses between the property and the Atlantic Ocean, it is described as Oceanside. Roads are sometimes necessary to cross and distance varies greatly. Access to the ocean is usually direct via dedicated easements and/or private roads.
SOUNDFRONT
Soundfront - With soundfront property, enjoy a sunset over the sound from private docks, with no intervening homes or lots between the home and the sound. This means direct access to the sound. Most homes offer private docks/piers and a view of the tranquil sound water; however, views of the sound are not guaranteed with these properties.
SOUNDSIDE
Soundside - When a house is closer to the sound than the Atlantic, it is said to be soundside. Distance to the sound and ocean may vary. With this type of property, there may be a view of the sound, but it cannot be guaranteed.
CANALFRONT
The home is located and connected in-between canals coming off the Sound.
*Advertised yardage to the beach is calculated by using the street access to the nearest deeded or subdivision advertised beach access. NOTE: There may also be "short cuts" or "common paths" not subdivision maintained (to be used at your own risk).
Insects Popular to the Outer Banks
With our ideal climate for summer beach vacations that draw thousands of people here year after year, comes an ideal climate for less than ideal visitors: Aquatic Non-biting Midges (or as some may call them “fuzzy bills” or “blind mosquitoes”) are common in coastal areas during the Spring and Summer. Another common coastal insect you will find is the Water Bug (or in the deep South referred to as the Palmetto Bug) which is a member of the roach family.
Midges are often confused with mosquitoes due to their similar size and body shape. However, these midges do not bite. Since midges can be found along the coasts, shorelines, and any body of water we often see large congregations of them on and around the Outer Banks.
Along with the growing population of midges comes the growth of the spider population. The most common predator of the adult midge is the Black and Yellow Garden Spider (or Writing Spider). They are known for their particularly large webs often found with a thick zig-zag pattern down the middle. These garden spiders are not aggressive toward humans according to the North Carolina Extension Services, these services also noted that it might be possible to induce a bite from this spider but it would have to be “handled carelessly for that to happen”. These spiders are considered extremely beneficial to their environment and often help greatly with pest control! Midge season is somewhat of an all-you-can-eat buffet for them!
While midges appear in swarms and can be found in areas that are close to their breeding ground, wetlands, and here on the Outer Banks that means, pretty much all over.
Since midges have a short life cycle and a new batch of them is always emerging their enemy, spiders can often be spotted in large masses even after just being sprayed or cleaned away. This may leave your porch covered with dead midges the following morning. All that can be done is for them to be swept off.
You can avoid and prevent midges in the following ways:
- Avoid turning on bright lights at dawn or dusk (especially porch lights).
- Close the blinds and curtains to a room that you are in with the lights on (this will prevent them from migrating and planting themselves on the window outside the room).
- Insect traps/repellant can help eliminate some.
- Avoid being outside during the early morning and late at night (when the midges are most active).
Spiders and their webs are actually a good way to help lessen the midge population, The Writing Spiders prefer to stay outside the home in their fancy "zipper" web so you don't have to worry about them coming indoors. Their impressive webs are best to leave as is, so just "go around" and leave them be. They won't bother you, but the webs and their size is a bit alarming when coming across one for the first time!
The smaller spider population can be controlled with pest control treatment if they are truly a nuisance. But in nature, there are insects, so we of course need to let its inhabitants enjoy nature along with us too, and that includes...
Water Bugs
The good thing to know is, that while they are not fun to look at, they are attracted to dampness and dark areas, not filth or garbage like their roach cousins. Also, they are not prone to "infesting" and sneak into homes to avoid the heat outdoors. They are common here due to the high humidity and though they are unsightly they are largely harmless. If you see one, remember this and also know that pest control treatments are effective, so give us a call if you see a live one. Sometimes even when a home has received their quarterly treatment, there may be instances where they are found in the home. Typically they are no longer alive so the treatment is doing its job. If one is found alive, then preventing them is the other option. They are attracted to damp, moist areas, and well water. So make sure you dispose of your wet paper grocery bags (or cardboard boxes) and don't leave piles of wet towels and bath suits on the ground, or dirty dishes in the sink. Keep things dry and tidy and you shouldn't have a problem.
We take measures to treat our homes for pests several times throughout the year. If you see them in your home do not panic, please give us a call or text and we can send someone out to treat the home.
Vacation Rental Policies
Be advised, effective January 1, 2000, all vacation rentals in North Carolina are governed by the VACATION RENTAL ACT. Among the new law's provisions are unique duties, for you as a rental guest, to care for any rented property, and it gives the agent the ability to terminate the rental property and expedite an eviction of you and your party if you and/or your party breach the rental agreement. We urge you to read our rental agreement and the following summary of some of our regulations carefully and understand the implications of entering into a rental agreement with a homeowner through Kitty Hawk Rentals.
Fireplaces
A number of our properties offer the use of fireplaces in the house in the off-season only. Be advised Beach Realty does not provide wood for wood-burning fireplaces at any time. Gas fireplaces are available for use in the months of January through April and November through December.
Fishing
Fishing in the ocean or sound requires a North Carolina Fishing License. Licenses can be purchased at a local bait & tackle shops, Wal-mart or online through the North Carolina Wildlife Commission. Crabbing in the sound also requires a fishing license.
Private Pools / Community Pools
Pool privileges are available only for those properties designated as such. Private and Community Pools are open seasonally; generally opening in early May through early October. See individual property page for specific details. Occasionally, some pools in Dare and Currituck Counties may experience a mild ground current. Generally, this is not caused by a pool defect or the household electrical system but appears as a result of the earth’s own natural electrical current. Certain properties may be affected more than others and the current trends to be intermittent in nature. Please be advised, however, that this may affect the operation of pacemakers and other similar devices.

Heated Pools
Some vacation homes advertise a heated pool as an optional add-on in the off-season. The Pool Heat Fee varies per house, see property page for details. If you would like to add this option to your vacation, please specify on your lease and/or by phone or text at 1-800-635-1559. Please note that pool heat only raises the temperature 10 degrees higher than the consistent ambient air temperature (60 degrees and higher). the weather dictates the effectiveness of a pool heater and no refunds will be given in cases where weather affects the temperature of the pool.
Hot Tubs
Hot tubs are available year-round in all rentals advertising a hot tub, provided the home is open and available for rentals. Hot tubs are cleaned & serviced prior to each arrival and mid-week during your stay.
Internet
Unless otherwise noted, all of our vacation rental properties offer complimentary Wireless Internet (WiFi). Find WiFi credentials in your express check-in email, guest app or displayed in the home. Internet speeds vary per home. For homes providing Wireless Internet, there is no fee to use and access the service. Please do not abuse internet service by accessing illegal websites. All Internet activity at Kitty Hawk Rentals properties is monitored and regulated to prevent abuse.
Keyless Entry
Many of our homes offer the convenience of Keyless Entry. Guests of these homes will be provided with an entry code that will work throughout the week of stay, which will allow the guest to skip checking in at the office. Guests will be emailed an electronic check-in packet prior to arrival that will supply them with directions to the home and code for entry. Please know that, by default, keyless entry codes will begin working between 4pm - 6pm on day of arrival, when your property is deemed ready.
Linens
Many of our homes provide linens, including sheets & towels and others offer a guest linen option for purchase. If a home provides sheets & towels, sheets & pillowcases are provided for each advertised bed (including sleep sofas) and towel sets (1 bath, 1 hand towel & 1 washcloth) are included for the advertised occupancy. You may rent additional towel sets at $7/set. If your vacation home does not include linens, the guest linen option is offered for additional fee (varies per home). Guest linen option prices are noted in each property's bedding description. The guest linen option includes sheets, towels, bath mats, and kitchen towels delivered to your vacation home prior to your arrival. Please specify on the lease or tell your Vacation Specialist at the time you make your reservation or just give us a call to place your order anytime. Lost & Found
Beach Realty will not be responsible for personal items left in the cottage. If you left a personal item at one of our vacation homes, please fill out the form below. If the item is found, you will be contacted via email to pay for shipping costs. Any items found in homes that are not claimed within 14 days will be donated to charity. Clothing items will be donated to charity as they will not be brought back to our offices.
Maid Service
All reservations include a thorough clean before and after occupancy at no additional charge. In addition to the regular cleaning done before your arrival and after your departure, we are pleased to offer you the convenience of maid service during your stay. Our cleaning service cost varies with the size of the home. Call our office for details and arrangements. For multiple week stays, we offer a complimentary, optional weekly cleaning that will be arranged at your request.
Maintenance, Refunds
All equipment in each vacation home should be in working order. Please report any inoperative equipment to our office promptly. We will make every reasonable effort to have the problem corrected. Under no circumstances will there be a reduction of rent for any mechanical failure of items including but not limited to, air conditioning, dishwasher, washer, dryer, TV, VCR, Spas, Swimming Pools, or any other appliances or amenity. There are no refunds for inclement weather, including hurricanes.
Messages, Mail
Messages and mail can not be shipped to the property address, however they can be received and picked up at one of our offices. We do not deliver messages, except in case of extreme emergency (death, accident, serious illness). After hours emergency calls should be directed to the Dare County Sheriff's Office at 252-473-4381. For those vacationing in Corolla, Ocean Sands or Whalehead, contact the Currituck County Sheriff's Office at, 252-232-2216.
Parking
Be advised the parking capacity at the majority of our vacation homes is never more than the number of bedrooms in the property (maximum of 5 cars). In other words, a 3 bedroom would typically have parking for 3 cars; 4 bedrooms would have the capacity for 4, etc. Very few vacation homes have the capacity for more than 5 cars even if the property is larger than 5 bedrooms. We advise you of this in advance so you can plan your travel accordingly. Parking regulations are strictly enforced in many areas of the Outer Banks, and if one of your cars is parked on the street in front of the home you risk being ticketed or towed. Specific questions on individual Outer Banks rental homes parking can be addressed with one of our Vacation Specialists.
Pets, Dogs
Beach Realty's pet-friendly homes allow dogs only. Properties permitting dogs will have a fee ($150.00 plus tax unless otherwise noted) for the privilege. Limited to 2 adult house-trained dogs only. No dogs allowed in the pool or hot tub. Vacation homes that do not clearly state that pets are allowed DO NOT permit pets. If one is brought to a property that does not allow dogs or the animal is not claimed in advance, in writing, violation of the NO PET rule will be grounds for immediate eviction without refund. Absolutely no other type of animal but dogs are permitted. Absolutely no puppies or breeds considered dangerous by insurance companies including but not limited to Rottweilers, Pit Bulls, and Doberman Pincers. If a formal complaint is lodged against your dog you will be asked to board your dog for the remainder of your stay or be evicted without refund. Beach Realty follows FHA guidelines in permitting occupancy of trained service dogs and assistance / support animals in our properties. Please contact us for more information regarding our service animal policy.
Recreational Vehicles
The use of recreational motor vehicles, trailers, mobile homes, trucks with camper inserts in the bed, and other vehicles that provide sleeping accommodations, for any purposes other than transportation, are prohibited. Over-occupancy of rental cottages includes occupying vehicles of this type and subject tenant(s) to eviction for violation of the occupancy limits. Some subdivisions prohibit even parking RVs in the driveway. Operation of a golf cart on any public street, road or highway is prohibited by the State of North Carolina.

Telephones, Long Distance Phone Calls
Many homeowners graciously provide telephones for your convenience and safety. Please do not abuse this privilege by charging long-distance calls or personal internet charges to the vacation home telephone. There will be a $25.00 collection fee added to any calls where charges occur.
Electric Vehicle Charging
Several of our homes offer EV Charging Stations and are therefore equipped to handle electric vehicle charging. It will be listed for the homes that offer this amenity. Please do not plug an electric vehicle into a home's 110 volt outlet. The Outer Banks offers several fast charging stations that can acccommodate these vehicles. Trash Collection
Most of our homes offer curbside trash collection on designated days throughout the week. Using the designated trash and/or recycling receptacles, please roll receptacles to the curb the night before as service is early morning. Instructions on trash collection will be provided in your check-in packet, as well as reminders sent via our guest app the night before collection. Please note, some homes have dumpsters and/or special rules.
Water Quality
The unique qualities of the area (which draws so many visitors to the Outer Banks) unfortunately, also share some drawbacks. Many of the Corolla area vacation homes get water from private wells. The quality of the water may vary and will probably not be like the water you are used to, even with filtration systems ensuring the water is potable. If you do not wish to drink the water we recommend you purchase bottled water for drinking and cooking. Although the water is safe for drinking, cooking, washing, and bathing there is a possibility of discoloration to clothing, tubs, toilets and even chemically treated hair. Beach Realty is not responsible for water quality and no refunds will be made regarding this issue.
Wedding/Event Home Security Deposits
Only our event homes will require a refundable damage deposit, the event security deposit is $1000 and will apply to any event at the property that exceeds the advertised occupancy. The purpose of this deposit is to allow the homeowner to recover some of the expenses incurred from obvious or malicious neglect or from additional cleaning required due to the tenant leaving the vacation home in an abnormally dirty condition. The vacation home will be inspected after your departure, and the deposit remitted within 45 days from the date of your departure. Visitors must report the damage to their vacation home immediately in writing or possibly be held responsible at check-out. Additional Security deposit amounts may be added to any vacation home at the agent's discretion.

Our three rental offices are open daily from 9:00 AM until 5:00 PM. On Saturdays and Sundays beginning Memorial Day through Labor Day, we have extended hours until 6:30 PM.
