Perfect House with sunset views
The house is in a quiet neighborhood, directly on a water. Perfect for kayaking (kayak included with rental). Spacious, clean, wel equipped kitchen, just bring your spices. There is a bike/walking path directly in front of the house perfect for walking dogs enjoying the view. There is one TV but no cable connection but you can use your own accounts (Netflix, Hulu, Max etc). WiFi is fast. Our dog enjoyed fenced in backyard. This is our third year, and we are scheduling for next year, also. The view from the back deck is great. I wish for more stable, larger pavers in the back of the house before climbing the steps. I think this fix would help prevent falls.

Peaceful abode
We loves our stay at Sunset Joy. Coffee at sun-up on the porch overlooking the Sound, and the sound of the crickets and sea bird to greet the spectacular sunsets every day ... these will stay in my mind for sometime. Nice fenced yard for the pups made mornings easy, too. Very comfortable layout, loved the kitchen and the open floor plan highlighting the view over the Sound. OBX Vacation
The rental property was very nice. It was great place to stay. We come to OBX almost every year. This year the weather was really bad so we didnt get to experience all the benefits of being on the sound. The family loved the cottage.

Clean and Comfortable
The house was approximately a mile from the beach. We enjoyed our stay despite the weather not cooperating due to the tropical storms. Vacation rental was comfortable and clean. Family members brought kayaks and enjoyed their time on the water.

Great OBX Bayside stay!!!
We had our annual family vacation to the Outer Banks. We really enjoyed this home! Some of the photos made the home seem like it might be a little dated but it was very nice inside. The kitchen was well stocked with items for use, dishwasher and laundry machines worked well! For the 3rd year in a row, we were pleased with the cleanliness, and repair of the home. We are staying here next year, but with the cost of the rent having gone up, it may be our last year. It will be over $4,000.00 for two weeks.

Sunset Joy was the perfect location. Off of the busy HWY 12 and in a quiet neighborhood. Only suggestions we have are new shower curtains as they had some mildew on them, trimming back the bush at the end of the driveway, a little difficult to see people in the walking path and in the way backing into the driveway, and then replacing the last step going into the water, with it gone it is a long step down and the stair stringer is still exposed.

Sunset Joy was just that. The back deck was the star of this house as we spent many evenings watching the setting sun over the back bay/sound. Osprey nesting just off the sea wall gave us a nice connection to our surroundings. Walks along Bay Drive were full of birds and soft breeze. The house was very clean, and functional. Lovely spot with a great view of an osprey nest
This is a great spot. Very well situated and comfortable. We noticed some nice upgrades to the indoor rugs this time. My only suggestions, ones Ive made each time we stay here and weve stayed several times are:
1. Please get bath mats for the showers. Theyre slick and someone is going to fall. We bought one the first time we came and bring it with us every time we return.
2. Also a cheese grater would be very welcome in the kitchen. Not an huge item, but a kitchen necessity. Again we bring our own

Great Location and Great House
This is our first time staying in KDH and what a great experience. The house is in a fantastic location and appears to be new. The photos are exactly how the home is. It was well appointed and very comfortable. The views were great and at the beginning of November very quiet and restful. The sunsets were spectacular! There were a couple of issues with the housekeeping but a text message to Beach Realty solved the issue immediately. Beach Realty was fantastic by the way. I encourage you to make your journey

Very nice place. Well equipped. Everything works well. Very clean. Perfect location. Great having a fenced yard for the pups. Osprey nest right in front on the Sound very entertaining. Only two things to mention. The stairs leading to the main door have tread strips that are nearly completely worn and it can get slippery when wet or covered in pine needles. Also a cheese grater would be a great addition to th kitchen.

Great Vacation Rental
My family loves this rental! The home is wonderful, clean, spacious, and a perfect place to relax in. The view from the back deck is breathtaking and the perfect location for the morning coffee and evening wine.

We had an unexpected change of plans just days before leaving for vacation. We originally were planning to visit Asheville, NC with friends, but they cancelled due to illness. We called Beach Realty at the last moment and Ashley was able to book the Sunset Joy property. Ashley was very helpful and friendly! Were working with her again to find a property for next September. Sadly Sunset Joy is booked during our September dates. The process for checking in and out was fast and convenient.

The house was as described. The views were phenomenal. The house was well situated, only a 15 minute walk to the beach and a 5 minute drive to the Food Lion. The house had a good layout and was well decorated. It was well equipped and the beds were comfortable. We were happy to discover that the yard was fully fenced in for our dog. Great location, great time!
We stayed for a week at Sunset Joy and had a fabulous time. The house was clean and had a spacious kitchen and common area so we could spend time together. We loved that we could sit on the porch and enjoy the bay view. Sunsets were beautiful. Short drive to the beach, restaurants, and a myriad of activities. We enjoyed taking the kayak out and the games and puzzle. There was plenty of room for parking.

Great Soundfront Cottage
Nicely decorated, kitchen well stocked and very comfortable beds! Really a nice house. Would consider renting again. Was very disappointed in the cleanliness of the bedrooms, having stayed early in the season would have thought the carpets would be clean. There were many cobwebs around the house. And the nasty bugs that invaded the house in the millions was not fun.

We had a lovely (chilly!) winter week at the house. The windows looking out on the water create beautiful natural light. The internet was fast and it was a great location to work from home. Kitchen is well-stocked, sunsets were great, location was convenient for amenities during the off-season. We would return.

Great Place
Clean, well-kept and the sunsets are unbeatable. Very comfortable stay. We appreciated the quiet location, bright and open living area, and quick access to the beach. Hope to stay again sometime.
PS: Got locked out while checking out and had to call realty company to get into house at 9:55 AM. Check out is 10. Glad I had my phone with me. I am not the first reviewer to mention this issue.

Beautiful home, fabulous views, and minutes to beach

location location location!
We had a wonderful two weeks at this fabulous rental. The house had a wonderful view of the sound. We had front row seats to an osprey nest and took lots of beautiful pictures of the sound and the gorgeous sunsets.The house was clean and well equiped. We would rent again.Thanks for sharing your beautiful home with us.

Perfect View
Sunset Joy is the appropriate name for this cottage. We enjoyed the sunsets and had plenty of joy in this perfectly clean pet friendly home. It is well maintained and landscaped. It was nice and quiet. We did enjoy the night we saw the young man propose on the pier next door.

Beautiful sunsets
The house was very clean, nicely furnished and in a great location for being at the beach in the winter. The walkway was at the end of the driveway and we did lots of walking. The sunsets on the bay were beautiful.
The coffee pot in the house was terrible. The rental company said they would tell the owner. Good thing I didnt have early morning plans - 40 minutes & additional water needed to brew a full pot.
Checkout time was 10:00. I was locked out at 9:43 while still getting things out. I w

My family stay at Sunset Joy
We only stayed for a long weekend in November but the house was great and the views of the sound were even better! The sunsets were beautiful. My grandsons wanted to stay forever! I would recommend this house to anyone.

Sunset Joy
The name of the home says it all. Comfortable beds, open concept living area where you have unobstructed views of the sound no matter what the weather. The deck has chairs and a large table where you can watch the sunsets or an Osprey catch their evening meal.
