Perfect House with sunset views
The house is in a quiet neighborhood, directly on a water. Perfect for kayaking (kayak included with rental). Spacious, clean, wel equipped kitchen, just bring your spices. There is a bike/walking path directly in front of the house perfect for walking dogs enjoying the view. There is one TV but no cable connection but you can use your own accounts (Netflix, Hulu, Max etc). WiFi is fast. Our dog enjoyed fenced in backyard. The best thing is the breathing sunsets we loved every night. It is our third time in this house and definitely not the last. The Beach Realty company were quick to respond with questions and concerns. Highly recommended.

This is our third year, and we are scheduling for next year, also. The view from the back deck is great. I wish for more stable, larger pavers in the back of the house before climbing the steps. I think this fix would help prevent falls.

Peaceful abode
We loves our stay at Sunset Joy. Coffee at sun-up on the porch overlooking the Sound, and the sound of the crickets and sea bird to greet the spectacular sunsets every day ... these will stay in my mind for sometime. Nice fenced yard for the pups made mornings easy, too. Very comfortable layout, loved the kitchen and the open floor plan highlighting the view over the Sound. We also appreciated the kayak, and the proximity to two great bike shops for bike rentals. Short drive to area beaches, too. We would definitely stay here again.

OBX Vacation
The rental property was very nice. It was great place to stay. We come to OBX almost every year. This year the weather was really bad so we didn’t get to experience all the benefits of being on the sound. The family loved the cottage.

The house was approximately a mile from the beach. We enjoyed our stay despite the weather not cooperating due to the tropical storms. Vacation rental was comfortable and clean. Family members brought kayaks and enjoyed their time on the water.

Great OBX Bayside stay!!!
We had our annual family vacation to the Outer Banks. We really enjoyed this home! Some of the photos made the home seem like it might be a little dated but it was very nice inside. The kitchen was well stocked with items for use, dishwasher and laundry machines worked well! We didn’t use any of the beach items or kayaks since we had our own but would’ve been nice had we not had anything. Being on the water was great and the sunset views are spectacular!! Even nicer, we were able to open the garage doors to pull our vehicles in for when there was rain/storms - loved that!! Would come back to stay again.

Sunset Joy was the perfect location. Off of the busy HWY 12 and in a quiet neighborhood. Only suggestions we have are new shower curtains as they had some mildew on them, trimming back the bush at the end of the driveway, a little difficult to see people in the walking path and in the way backing into the driveway, and then replacing the last step going into the water, with it gone it is a long step down and the stair stringer is still exposed.
Overall we had a great experience though and would consider this as a rental again.

Sunset Joy was just that. The back deck was the star of this house as we spent many evenings watching the setting sun over the back bay/sound. Osprey nesting just off the sea wall gave us a nice connection to our surroundings. Walks along Bay Drive were full of birds and soft breeze. The house was very clean, and functional. For most part is well represented by pictures. Couches were not as seen in pictures. They were covered and was a bit disappointing. Neighbor to south is pretty close but since never home it was quiet. If they are there, then privacy on back deck would be mixed. They have pool and seem set up for some outside entertaining (they also had the house power washed, a 4 hr. ordeal at 6pm Friday eve). Kitchen was fully equipped (though the toaster needs some attention). Just the two of us so the size of the house was very comfortable. Easy to find and close to grocery store and the main drag to all the restaurants. Main Bedroom was ample sized, bed comfortable, shower strong with plenty of hot water. Altogether it is a quiet area. Interior of house is very tidy and while simple in design, not boring or austere. Lots of windows, natural light, super views out on the sound/bay. Would go back again, and this time of year was ideal. Air and weather were perfect.

Lovely spot with a great view of an osprey nest
This is a great spot. Very well situated and comfortable. We noticed some nice upgrades to the indoor rugs this time. My only suggestions, ones I’ve made each time we stay here and we’ve stayed several times are:
1. Please get bath mats for the showers. They’re slick and someone is going to fall. We bought one the first time we came and bring it with us every time we return.
2. Also a cheese grater would be very welcome in the kitchen. Not an huge item, but a kitchen necessity. Again we bring our own every time.

Great Location and Great House
This is our first time staying in KDH and what a great experience. The house is in a fantastic location and appears to be new. The photos are exactly how the home is. It was well appointed and very comfortable. The views were great and at the beginning of November very quiet and restful. The sunsets were spectacular! There were a couple of issues with the housekeeping but a text message to Beach Realty solved the issue immediately. Beach Realty was fantastic by the way. I encourage you to make your journey to this lovely home on the sound with spectacular views!

Beautiful Sunsets, but spiders
The location and the house were exactly what we were expecting. Given good weather, the sunsets were beautiful out over a great view of the sound. The house was clean, with newer finishings and construction. The only issue we had were the number of spiders outside and inside the property. We were not sure how they were getting in, but we ended up killing 28 spiders during our stay - mostly small, spindly types.

This house was great! We loved that even though we weren't beach front we still woke up to a view of the water and experienced some of the most beautiful sunsets we've ever seen. Overall, the location was great and the house was super clean

Great Vacation Rental

Sunset Joy
We had an unexpected change of plans just days before leaving for vacation. We originally were planning to visit Asheville, NC with friends, but they cancelled due to illness. We called Beach Realty at the last moment and Ashley was able to book the Sunset Joy property. Ashley was very helpful and friendly! We’re working with her again to find a property for next September. Sadly Sunset Joy is booked during our September dates. The process for checking in and out was fast and convenient.
Sunset Joy is a beautiful home. The views from the back deck are spectacular, while watching the sky and water! The home is clean and comfortable. Bonus, there’s a multi-use trail along the street out front! We brought our bikes and enjoyed riding along the trail.

We really enjoyed staying at Sunset Joy. Just a great week for us.
As far as the house, we could tell as soon as we entered the house it was very clean. The yard was in great shape. Everything looked exactly like the pictures on the website. Just a very enjoyable week.

Beautiful sunsets but a bit smelly
The house was great. The setting is wonderful. Beautiful sunsets. Nice porch. Back yard had the smell of a septic tank. This did take away from the sound experience. Everything else was as pictured and very nice.

Sunset Joy review
The house was as described. The views were phenomenal. The house was well situated, only a 15 minute walk to the beach and a 5 minute drive to the Food Lion. The house had a good layout and was well decorated. It was well equipped and the beds were comfortable. We were happy to discover that the yard was fully fenced in for our dog. We enjoyed using the kayak and watching the sun set in the evenings. The only complaint was that the house could have been cleaned more thoroughly, especially the shudders (I ended up buying clorox wipes to go over surfaces in the bedrooms and the shutters). Also, there were lots of bugs/spiders outside in the main entrance and the towels were a little small and thin (but that is minutia). I would definitely recommend this house and hope to return.

Great location, great time!
We stayed for a week at Sunset Joy and had a fabulous time. The house was clean and had a spacious kitchen and common area so we could spend time together. We loved that we could sit on the porch and enjoy the bay view. Sunsets were beautiful. Short drive to the beach, restaurants, and a myriad of activities. We enjoyed taking the kayak out and the games and puzzle. There was plenty of room for parking.
I would suggest cleaning the side steps (leaves and spiderwebs) and trimming the tree beside the driveway (hard to get a Jeep under the branches). But this was a great rental, and we would definitely stay here again.

A break from the crowd
The house was a wonderful part of our vacation. The location took us away from the busy highway and allowed to relax with awesome sunsets. The porch often offered cool breezes; even during the afternoons; which registered temps in the high 90’s during our stay. We took advantage of the walking paths which meandered around beautiful quiet neighborhoods. The only negative was the poor cleanup job done by the cleanup crew; which we discovered upon our arrival. There were crumbs and debris all over the house. Apparently the door had been left open for an extended period of time because the ceiling had many, many bugs on it. Fortunately we did not let it detract from the beautiful house. A vacuum cleaner was available. We are not helpless. One other issue: three piiles of cleaning items (white bags) were sitting on the top of the entrance steps for three days before they were taken later in week.

Like the pictures
We had a lovely (chilly!) winter week at the house. The windows looking out on the water create beautiful natural light. The internet was fast and it was a great location to work from home. Kitchen is well-stocked, sunsets were great, location was convenient for amenities during the off-season. We would return.
Like other previous visitors (see earlier comments), we got locked out of the house at least one hour before checkout time on our final day. Luckily one of us was still inside so it was only a minor inconvenience for us to leave the doors open while we loaded the car. But it seems frustrating that the key codes are consistently changing at an earlier time than the check out clearly listed in all materials

Sunset Joy is the appropriate name for this cottage. We enjoyed the sunsets and had plenty of joy in this perfectly clean pet friendly home. It is well maintained and landscaped. It was nice and quiet. We did enjoy the night we saw the young man propose on the pier next door.

The house was very clean, nicely furnished and in a great location for being at the beach in the winter. The walkway was at the end of the driveway and we did lots of walking. The sunsets on the bay were beautiful.
The coffee pot in the house was terrible. The rental company said they would tell the owner. Good thing I didn’t have early morning plans - 40 minutes & additional water needed to brew a full pot.
Checkout time was 10:00. I was locked out at 9:43 while still getting things out. I won’t use Beach Rental again.

My family stay at Sunset Joy
We only stayed for a long weekend in November but the house was great and the views of the sound were even better! The sunsets were beautiful. My grandsons wanted to stay forever! I would recommend this house to anyone.

The name of the home says it all. Comfortable beds, open concept living area where you have unobstructed views of the sound no matter what the weather. The deck has chairs and a large table where you can watch the sunsets or an Osprey catch their evening meal.
