Summer 2024 Family Vacation
This is a big, beautiful home suitable for families, children and pets. Having a confined 'yard' for pets made it very convenient and safe for everyone to enjoy and not worry about dogs getting out. The pool is very nice for small children, and you can see and hear the ocean from the hot tub. The house is a bit 'worn', but the inside was very clean upon our arrival. Outside the house and around the pool area needed some attention and cleaned up of trash, left-behind toys, etc. Food and restaurants are very close by, and the beach/ocean views are beautiful from the living room and bedrooms. The only 'negative' to us was the proximity to the public access to the beach which is right next door. People from across the road or down the street drive in at 6am, park their vehicles and set up their tents and canopies on the beach directly out your beach walkway behind the house. Although the house is OceanFront, you must walk down the beach 40-50yds either way if you want to set up a spot for your own family, which was a disappointment.

Amazing view
House has a great view. We enjoyed watching the pelicans and dolphins daily. The pool was amazing and clean. Great area close to everything.
Beds were not super comfortable but we managed. 5th time booking with Beach Reality they do not disappoint. Thank you for an amazing stay in OBX.

Great for Large Groups
Joshua’s Tili Hut
Pros- This house met all our needs. Bedrooms, Bathrooms and Kitchen very clean. Kitchen has 2 dishwashers, oven, and refrigerators. There was also 2 sets of washing machines and dryers for clothes which we did use. There are 2 dining tables along with bar height bistro set that will accommodate large groups with a large living room area with sliders and windows that overlook the pool yard and beach. We loved the location to all the major attractions and restaurants. Really nothing was more than half hours drive away and plenty of spots within walking distance. And nothing was better than being right on beach. We arrived 4/20 so weather was a bit windy n cold but pool was warm, only one person jumped in, and hot tub was great! There is also an elevator.
Cons- the house overall needs updating and a lot of minor repairs. The couches did have stains, furniture is older, some of the bathroom tiles needs regrouting and outside there is woodwork that needs repairing. Being right on the beach needs a lot of upkeep. The front yard needed to be mowed. We spent all our outdoor time on the beach and upper deck off living room.
We had two issues during our stay. Upon arrival the house did smell like fish for two days and the back slider wouldn’t lock. Beach realty sent someone right away and we’re very accommodating. And also had no one called to let us know heating co came to do regular maintenance on compressor.
Would I stay here again-YES!!! Loved coming in the off season!

Wonderful time!
We had a great time during our stay! As others have mentioned, the house is starting to show its age, but is still more than adequate for anyone's needs. There's plenty of room, location is great, the pool was wonderful for the kids - plenty warm enough even for the first week of April. The internet is so-so, and the clothes dryers don't work well, but other thn that everything is functional. Would definitely stay again if the opportunity arises!

Great location!
This is a great house but has seen a lot of use! It’s getting a bit tired! If the rates stay reasonable, it’s a great deal. On the beach in Nags Head, close to everything! The dog yard is awesome. We stayed in February so didn’t use the pool/outdoor area but it looks great!
The kitchen is well appointed. Lower level is nice, pool/pingpong and a movie room. Lots of dining area.
Negatives: Heat was out on the 2nd floor and management company was responsive. We did have to wait until Monday to have heat which meant sleeping in bedroom on the ground floor. The mattress in that bedroom is horrible...unless you like an extremely hard mattress.
The home was as clean as it could be. The bathrooms are in need of some work...showers have seen a lot of years, hard to get the tracks/bottoms clean. The master on 2nd floor has a tub with a handheld shower. The tiles in that bathroom need replaced, they are buckling. The sliding glass doors are all worn, hard to open.

Joshuas Tiki Hut
We had a great stay at Joshua's Tiki Hut. It was perfect for traveling with the pups. So easy to access the beach either thru the backyard, or the public access just next door. Very nice layout for multiple family members to have their own space and not be on top of each other.

To me, 5 stars is absolute perfection. There were some minor issues with the tubs, and fireplaces. But, maintenance came to fix them in short order. These are things that should have been checked prior to our arrival.
This is a well maintained property. The views are spectacular. The best part is that it is a pet friendly property. So, pack the dogs and head to the beach.

Perfect location to be able to see it all. We drove North and South without it being such a long drive to all the towns.
House had it all. Beautiful views and lots of privacy. House was not as clean as I like but with a little cleaning when we first arrived we were all comfortable. Plenty of kitchen gadgets to use when cooking for large groups. We had a great time and the home was very comfortable and had plenty of room for our large family.

Great time!
What a great time! The location of this home is fabulous. The house itself was really nice. It’s older and in need of a little TLC, but had room for everyone. Beds were comfy, kitchen was well-equipped, great water pressure in the showers, very nice. The only odd thing about the bedrooms is that one of the oceanfront king masters has no shower. It has a beautiful jacuzzi tub, but no shower. Kind of strange, but my daughter and her husband took that room and just showered in their daughter’s bathroom. We did have a small challenge when arriving, but the property managers were so responsive and took care of us right away. Also, this house is solid! We had hurricane Ian bring in some really crazy weather the end of the week, but we were so cozy in the house. Didn’t lose power or anything. Really pleased with our trip. Thank you for a great time!

Great place to stay in Nags Head
House was clean. In need of minor cosmetic repairs, such as the broken tile in the pool. Charcoal grills were inconvenient. Great having two ovens, microwaves and refrigerator in the main kitchen. Bonus having a fridge on the main floor. Perfect location.

Beautiful house
House was gorgeous just a little too big for us. Had planned the trip for January when two other couples were coming also. The fireplace didn’t work,but when we contacted the realty company someone came out the very next day. We were very comfortable in the house and would recommend to anyone! Quiet and on the beach, you can’t beat this one!

A Great Week at the Beach
We had a great week at this property. You can't beat the oceanfront view. It has a nice hot tub and pool. Even though it was November, the pool heat allowed for swimming on the warmer days. Great home for dog owners. The fenced in yard was great.
A few things I would recommend to the property owners are:
The mattresses need replaced. Very hard.
The dog/baby gate needs replaced. Kept falling apart when opening or closing
There was no blender. Unable to make morning smoothies.
The pooper scooper is broken. Need a new one.
Even with these issues, we had a great time. Would definitely stay again.

The home was nicely furnished. The only problem we encountered was a missing screen door and a ripped screen door both on the second floor masters.

View is Spectacular
Terrific location. Elevator is a major plus for loading and unloading. View is wonderful from several balconies. Lack of Internet upon arrival quickly addressed and fixed in less than 24 hours.

Orchestra of waves
When I walked into Joshua’s Tiki Hut I was amazed! The home is even better then the pictures! We loved the art work and enjoyed the hot tub. What really blew me away was the amazing sound of the crashing waves, it was heavenly. The views of the ocean can not be beat! I watched the sunrise from my bed and fell asleep to the crashing waves. I could even hear the waves while enjoying the master suite tub. I picked this house because the fireplace on the master suite and sadly it didn’t work even after the maintenance man came and worked on it. I was a bit disappointed yet it really didn’t matter because the house is so amazing!

This house was wonderful. Great location, beautiful ocean views. fenced in yard and outside games.Property management was quick to respone to house issues. The only negative was we only were only able to get a few tv channels, so on snowy day nothing to watch.

Beautiful week at Joshua's Tiki Hut
We are long time visitors to the Outer Banks but usually stay on Hatteras or Ocracoke Islands. The time of year informed our decision to stay in Nags Head and we so enjoyed our week at the tiki hut! The owners have a real sense of fun ( we looked at some of their other rentals on line and they do too). We especially loved the monkeys!
The week ended up being extra special because our daughter and her long time boyfriend got engaged on the beach.
Please relay to the owner these suggestions based on the many houses we have rented: My daughter and I love to cook. These items really need to be added to the kitchen: a liquid measuring cup, a tea kettle, a couple of sets of inexpensive mixing bowls(there was only one bowl). Please replace the mattresses. They are obviously old and really terrible. Otherwise the house had everything we needed and we loved staying there. Also needs a good house cleaning but I chalked that up to the time of year. I would recommend this house to anyone.

This was one of the best vacation rentals ever!!! Sitting on the deck watching some of the most spectacular sunrise and sunset views with family and friends... it doesn’t get any better and Joshua’s Tiki Hut certainly lives up to its reputation ❤️.

We have been coming to the Outer Banks for years and this is the first year we were right in the ocean! This home met all our needs and we enjoyed our own walkway to the beach, suiting on the deck seeing the ocean without a house in front of us and the sunrises were so beautiful while sitting in a chair sipping coffee! It was the best time!

Fantastic beach home!
We loved the horse shoes and pool table as well as the little yard. We had 17 adults children and 2 dogs and it was an amazing fit for our family. The elevator was very helpful for groceries and our elderly family members.

Best Beach week!
We had the best week, the weather was perfect! Loved the beach and the afternoon pool time. The backyard was also really nice addition. The Tiki hut was a huge hit for those that wanted shade but still be a part of the group in the pool.
Went to Snowbirds for ice cream, and a family favorite Tortuga's. I love being walking distance to both. Friends who joined from Indy enjoyed Jockey's Ridge, another family favorite.
Everyone loved the house, my only suggestion would be to check the pool deck for some nail pops. Other than that, it was amazing!

The pool was heated for us so we had a great time lounging around there.

This is a beautiful oceanfront property. The pool with the tiki bar was a big hit. Our daughter and her friends(all in their 20's)absolutely loved the set up. Our Shih tzu loved the fenced in doggy play area that was right off of the pool.The beach look out sitting area on the walkway to the beach was out the gate from the play area. It is so close to the beach. enjoyed sitting out there and watching the kids play in the sand. The beach house is in the perfect location. Everything you need is within a couple of miles.The house is very nice but there are several things that need attention and or replaced. Overall we would rent this house again.

Great house in a great location!
This house was perfect for a bunch of late 20s and 30-somethings getting away for the week! Ocean views, clean rooms, and great amenities! The only negative was that there was no toilet paper on arrival, so make sure you bring some with you!

We had a wonderful experience. The people at the realty company were friendly and professional in every encounter. The house was very clean and comfortable. It ticked every box for our family—an elevator for my elderly father, a heated pool for my son, dog friendly so my mom’s best friend got to come too, and enough space for my husband and me to have plenty of privacy. The location is great, right on the beach and close to restaurants and shopping. We would happily return for another stay. There were only five people in our group but the house is made for up to 20, and it is definitely roomy enough to handle a crowd.

Almost perfect
Spectacular location, big home, fenced yard right on the beach. Everything I wanted. There were some very minor issues (like no batteries in the smoke detectors, not being told in advance the heated pool wouldn't work if it wasn't warm out, and the pool guy coming and turning down the temp on the hot tub to 70 degrees) but nothing to ruin the week. It was clean enough (it's a lot to clean!), tidy and had everything you need in the kitchen and elsewhere. But you're there for the view, and it's just about perfect!

Powell Family Vacation 2017
We absolutely loved this vacation rental and will definitely rent again. The pool and outside area was perfect. We loved the pool with swim up bar and upper sitting area. The riser in the pool was perfect for the small kids to swim in. The outdoor tiki bar was a great seller point for us. My husband isn't much on sitting in the sun and we had a newborn with us so it was nice to have a shaded area to put his pack n' play while his Momma enjoyed the pool. The yard area was the perfect set up for cornhole and outdoor games. The interior of the house was great as well. The kitchen was well stocked for our gang. They had everything you could think of. My only suggestion would be to add a vacuum to the house. With 9 children floors definitely needed to be vacuumed daily. The cable was also in and out daily, some rooms worked and others did not. Looking forward to going back next year.

After the Storm
Our vacation was briefly delayed by Hurricane Matthew so there were a few to be expected issues. The maintenance guys got the pool cleaned, hot tub up and running and a few minor housekeeping issues resolved rather quickly. Overall, our stay was pleasant and things were in good repair given the circumstances. I can't say enough about the location of Joshua's Tiki Hut. The views are spectacular and the location seems to be located close to everything. This was our second stay and I am sure not our last!

Tiki Hut Winning
Just an amazing property with spectacular views and a perfect location on the beach. Easy walk to the the pier, great space to see both sunrises and sunsets, kid and pet friendly, just can't say enough good things about our stay. Perfect weather as well!

We couldn't be happier with our joshua's tiki hut vacation. We were staying with 7 other couples in the house for the week in the outer banks for our wedding. The place was immaculate when we arrived, pictures do no justice to how incredible everything was. Everyone was so impressed. The location was perfect, right in the middle of everything you need. The description was right on, absolute paradise. The beach realty staff were very polite, professional and prompt with anything you need. I wouldn't book with anyone other than beach realty properties. Thank you for the great memories!
