How the Outer Banks Real Estate Market Has Changed
Below is some historical data on residential sold properties. Looking at this information, I think 2018 will not reach the 2017 number of residential units sold but it will be fairly close. That seems to be a trend as our market recovers – a dip here and there and an increase here and there. I wouldn’t put too much weight into the median price statistic. Median price increases and decreases are impacted by a lot of factors.
There have been 3 sales over the $3 million dollar mark this year, and two of those closed in May. Last year, in the same time period, there was one sale over $3 million. More high-end sales will cause that figure to rise but it doesn’t necessarily mean prices are increasing across the board. All and all, our market activity is a refreshing change from seven years ago.
