Sand, Sun & Fun is the place to stay!
This house and location are great. It was clean, well stocked kitchen, lots of games, used the pool and back yard often, a short walk to the beach. Everything as advertised.

We loved San, Sun & Fun!
We loved the house and it had everything we needed. Beach chairs and a cart for the beach and even yard games. The kitchen was well stocked and the place was very clean. When we had an issue with the dishwasher, they have a technician out in no time at all. I would highly recommend and we can’t wait to go back!

Love OBX Property
This is the third year that my family has rented this house. Although there was a problem with the back lights not working when we first arrived, Beach Reality had someone there to fix within hours. The pool was warm this year which was great. My two five year old grandsone love to spend lots of time in the pool. The house is within a few minutes of the beach which the big kids love. Having a Bedroom with attached bath for everyone is perfect. House had wverything needed to enjoy our vacation.

Wonderful time even with the rainy and windy weather. House was very clean, games were a big hit with the bad weather. Yard is super. A little disappointed pool was not cleaned children could have put feet in the last days.

Fun at the Beach
Loved the house and property that my family rented. Loved that each bedroom had an attached bath. Kitchen was very well equipped to make meals. And my little grandsons loved the pool and backyard. The weather was not great but the house and poole were wonderful
We were vacationing with my two adult children, their spouses and two three year old grandsons. The little guys absolutely loved the bunk beds, the pool and the swings. The beach was an easy walk for us all. For the rainy days the owners had a great selection of DVDs and games. Plus the kitchen was very well stocked with everything needed to make great meals. House was well maintained and very clean.

Everbody Loves ...Sand, Sun, & Fun equals wonderful vacation
This house was absolutely fantastic for our family vacation! This beautifully decorated house is fully equipped with everything that's needed including beach chairs, beach cart, and beach toys for the beach. There's a beautiful fenced in yard with pool, fire pit, and many other outdoor items! The owners were fantastic and answered any questions I had before our vacation started. We enjoyed watching the sunrise and sunset from the decks!I would highly recommend this house to anyone looking for that home away from home and wonderful vacation experience! I don't think you will be disappointed!

our entire vacation was fantastic! the house was well stocked with anything you might need for the beach and linens were a plus. Backyard was great for relaxing and the house provided tons of games and stuff to do during our rainy days. Seeing dolphins from the breakfast table was a bonus! Nice short walk to the beach too! If I had to pick one complaint it is that some of the info on their hospitality app did not match the e-mail and info provided in the home binder.

Fantastic Beach House for Family Vacation!
I can't say enough nice things about this rental and the owners, Leeann and Marty. First, as many other reviews indicate, the house is completely stocked. In the kitchen, this includes big pots, all cooking utensils, serving dishes, cupcake pan, cookie sheets, can opener, dishes, etc. They have lots of games to play indoors and out. They also have a pristine umbrella stroller as well as a high chair. They have a very nice beach wagon, which is helpful because the walk to the beach is about a block.
The backyard is very inviting. While we were using the firepit, the propane tank ran out. I texted Leeann and she had a new one to us in under 20 minutes. We also enjoyed the outdoor games. We did not use the pool though, because it is quite cold and the weather wasn't hot enough to make that appealing to us.
Finally, the house is very clean. Leann and Marty clean the house and service the pool themselves, and it shows. They take very good care of it.
In my opinion, Kitty Hawk is not as picturesque as some other places in the OBX; however, this value of this well-stocked, clean home with very attentive owners more than makes up for that. Plus the beach is very nice and wasn't crowded during our stay, which was the first week in June.
Overall, we are very glad that we chose this house and wish we were still there!

Our family had such a wonderful week at Everybody Loves Sand Sun and Fun! The house was incredible!! The beds were comfortable. The kitchen was very well stocked. The ocean views were amazing. First Trip to OBX
The first three days were cold and pouring rain, but in the last three, the weather was bright and sunny. The house was absolutely beautiful and had much more than I ever expected. The home was decorated with a beach theme and had everything you would ever need for your vacation. It was nice to have a private pool and a large fenced yard for the children to play. House was spotless and everything was top quality. Service with Rental company and any issues with the house were immediately resolved. I would DEFINITELY recommend this property and hope to return again next year. Ready to be able to see more of the outer banks when there is no rain.

Highly recommend !
Everybody a beautiful home for vacationing in Kill Devil Hills. The owners were great, the place was very clean and ready for us to enjoy ! Beautiful views of the ocean and beach from all 3 levels, and a well maintained pool and backyard with lounge chairs and anything and everything for a great time outdoors at the house if you weren't heading to the beach. Inside the kitchen was labeled and well stocked with just about anything your chef may desire. With refrigerators on every level there were plenty of places to store your food and drinks too. I would recommend this vacation home to everyone who wants a nice, clean and obviously well cared for place to enjoy their time at the Outer Banks !!!

Lovely House

Best beach rental ever

Will Do It Again!
What a house - it had EVERYTHING! Could not believe all the unexpected and helpful extras (games, Shuffleboard, beach towels, cart, chairs, umbrellas) a family needed. The house was clean and the kitchen well stocked for a family of 8. Fantastic location and the pool was a wonderful plus. We will do it again!

Great Family Vacation
We had a great family vacation in late August. The house is close to the beach, and several restaurants, activities and shops in the area. We loved the amenities in the house and the views from the decks and upper floor windows. The property has more amenities than are listed on their website. The rental agency was not aware of everything the home had to offer, and it would have saved us some space in the car if the rental agency knew the house had a high chair, pack and play and baby gate.

Wonderful Beach House
This house was by far the best beach rental we have ever stayed in! The only thing that could be improved is that the pool needs heated there isn’t enough sun on it to keep it warm. The owners are very nice and helpful! The neighborhood is quiet. We definitely want to go back next year!

The home was beautiful! Views were gorgeous. The house had absolutely everything we could ask for. I love the fact they had all the beach essentials right there for us to use. The home was extremely clean and was just absolutely perfect for my family. We had the best vacation ever!

Perfect Home for a Perfect Vacation
I strongly believe that if you find a right place to stay then it plays a great deal in making your vacation more memorable and much happier. I have been to OBX a number of times and I would rate this property as the best I have stayed. Everything was great -the location, views, amenities. Its well maintained and clean.The Air hockey table and the pool were a great hit with the kids. My kids didn't want to leave the "Beach House" (that's what they called it). It had great ocean views even though its a block away from the beach. We had a chance to meet the owner while checking out and she was a lovely person. The house has a speaker system which is not setup properly but she told us it'll all be taken care of this offseason. I would highly recommend this property.

Everybody Loved
The house had plenty of room for our 7 guests. It was close to the beach and local restaurants, shopping, and attractions. It was clean and presented well. Our only complaints were...The queen bed mattress on the 2nd floor was hard. The pool lost most of the sun by 2 pm due to the way the house is. The ice maker in the fridge didn’t work. We just bought ice so no biggie. The blender didn’t chop well if you’re mixing drinks. All these things were minor to us. I’d stay again. Our family had a great week of vacation at this house.
